In-House Maintenance
We offer timely 24-hour emergency maintenance services with our in-house team and qualified vetted contractors built on years of trust and relationships. Our dedicated central call/text line and online Resident portal for maintenance requests allows timely response to maintenance issues. We also have effective preventative maintenance programs in place for all properties under management that take a proactive approach to minimize risk.
Premier Software
We utilize Rent Manager property management software that allows Owners to view reports for their properties. Efficient owner payments are made and delivered by EFT through the Rent Manager software.
Accounting
We provide owners with timely and accurate monthly balance sheet and income statements distributed to you on a monthly basis. Owner draw payments are completed via check or EFT payment.
Resident rent collection is made through Rent Manager online payments.
All deposit and expenses are tracked in Rent Manager.
Maximize revenue and identify additional ancillary income sources. Maintain tight controls on operating costs.
Accounts Receivable and Payable. Our Property Managers are continually working on collections and managing delinquencies on a daily basis. We are also capable of handling insurance, utility and other bills as necessary.
Marketing and Leasing
Our marketing team lists and syndicates properties to all the major rental sites so you can ensure the best quality prospects see it.
Our leasing team responds to new leads in real time to ensure they are able to view the property as quick as possible.
We utilize Calendly to book and track showing appointments.
We complete all applications, screenings and lease documentation online through Rent Manager. Applications and lease signing is completed electronically. We also handle all lease renewals electronically.
Resident Selection and Retention
We perform a complete screening process to ensure vetted applicants are placed in your property. This includes, but is not always limited to: Full background check, Credit check, Employment and Income verification, and local municipality records.
Owner and Resident Portals
Owners have access to their own portal to review draws, contributions and reporting.
Residents have access to their own portal to pay rent online and submit maintenance requests.
Property Evaluation and Remodeling
Our team has the experience and knowledge to evaluate each properties interior and exterior and offer recommendations for improvements. Our goal is to maximize your rent roll so the improvements that we recommend are made to maximize your return on investment. We provide a complete scope of work with detailed recommendations by room and estimated costs.
